Real estate investing has been around for a long time. Even through all the fluctuations in the real estate markets, investors continue to invest and profit in real estate.

It is no secret that curb appeal has a lot to do with how well a home sells. Staging a home for sale is basically giving that property the curb appeal that will help it compete with and receive better offers than other similar properties on the market. A properly staged home can have a tremendous impact on how quickly and for how much a property will sell for.

Selling your house is not all about just setting the price and calculating income. Before a property can be converted into money, a seller must do extreme measures to make it marketable. Failing to do this would leave your house unnoticed and less enticing to a potential buyer

Staging a house is the process of making the property more desirable to the market. Basically, what you are trying to do here is to put it on a good selling condition. So that when buyers see it, they will have a good impression about the property and will become interested to see the place.

Aside from lowering the price, this technique has proven to speed up sale of properties for about 32%. What most professionals do in here is to sell a lifestyle. They make sure that every part of the home will have an appeal. And that every home buyer can visualize what their life could be if the chose to live in that particular property.

There are many ways to stage a house. Doing it would become an expense on your part. However, this can raise the value of your home. Therefore, if you want to learn common staging techniques, read on. Or if you prefer the proffessional at SundancerProperties.com would be happy to assist you in your property staging project.

1. Improving the Curb Appeal- First impressions are formulated from the time your potential buyers see your house from across the street. If they see it is cluttered, crummy and seemingly old from afar, they might change their minds in inspecting the rest of the property. Therefore, find ways to make the exteriors of the house (as well as the yard) colorful, clean and appealing. Moreover, repaint the house to make it look even better, whenever possible.

2. Smelling Good and Sparkling Clean- By the time your buyers would see the rest of the place, they would have close contact on everything they see. They can smell everything they inspect. So as not to give them an impression that the house may be rotten; keep everything dust-free, polished and smelling good.

3. Create Great Focal Points- Every room should have great focal points to make the house more interesting. This can be anything: the window, an art piece, the fireplace, mirrors and more. A room can have more than one focal point. Just make sure they could bring harmony to the various elements used in the interior design.

4. Play with the Lights and colors- Make sure that all lights are functioning before showcasing the house. Try playing with the lights as it can help set the mood. Or you can try to bring more natural light into your homes to make the place cozier and inviting. In addition, learn to play with colors. As much as possible, use neutral colors with earthy tones for accents. Moreover, make sure color tones are vivid to make the house look brand new.

5. Remove Personal Items- In selling the house, the focus of the buyer should remain on their vision about what their lives could become if they chose to live in that property. Having your personal items lying around could loose that focus. Besides, having too much of your own stuff lying around could hide the potentials of the space. Therefore, remove those items and avoid displaying them.

I love September in Belize especially this week!  You see it usually starts the first weekend in September with the Miss. San Pedro Competition, a pageant where our local young ladies can display their pride in being from San Pedro. Then we have St. Georges Caye Day where there was various activities for the community to be involved in including a fishing tournament, uniform parade and the coronation of Miss. San Pedro.

This week it leads up to Independence Day. San Pedro has shown its pride and everywhere you go you see homes, business, taxi’s and golf cart all decorated in red, white and blue. The Belizean flag is proudly flown.

On September 21st is the Jump Up Parade. Many schools, businesses and community groups march, dance in this parade lots of music and fun is had by all. It ends at the Central Park where presentations are given out for best float, best group and other categories.   I will be in it again this year with my daughter we will be busy decorating the golf cart and then dancing our way through town.  It is great to be a part of a community that has so much national pride.

I remember being young and watching a t.v. show called Doogie Howser M.D. At the end of each episode the brilliant teen doctor would write his thoughts and his daily adventure on his computer.   The idea of your personal journal being read by a large group of people took off and now blogs are everywhere.  Each blog offers the individuals writers personal views and ideas. Some are more entertainment while other are more informative.  For being a small island we have our fair share of bloggers. Below you will find links to some of the blogs I enjoy reading.

Wow what a great weekend. So being Canadian 4th of  July is just another day on the calendar.  However this 4th of July was a great time. Saga Humane Society had a fundraiser at Pedro’s.  There was an apple pie baking contest, hot dog eating contest and ended with the Kick a Britt Poker Tournament. I entered the hot dog eating competition but did not fare so well. The buns killed me too much bread. Saga had some of their animals that are up for adoption there.

It was a great time. The Small World Band played, some danced some just sat and watched. Rojo  Lounge had their ice cream truck, or should I say converted golf cart. I had the mud pie. It rocked,  if  you see the truck try some as all the money goes to SAGA and it is delicious ice cream.

All in all it was a great time, and most importantly we raised almost 7,000.00 Belize for Saga. Our goal is 100,000.00 to build the new building. So there will be more fundraisers and more events. It is a lot of work by a few people their efforts are greatly appreciated.
